In the first half of 2023, residential sales by foreigners in Spain fell by 7.5% compared to a year earlier. This is in line with the decline in the national housing market. A total of 67,983 homes were sold to foreigners, which is the third best result in the historical series. Foreign purchases represent 21.4% of it total number of transactions in Spain in the period from January to June, the highest percentage ever.
Of the nearly 67,983 homes purchased by foreigners in the first half of 2023, 57% of the buyers were foreign residents of Spain. This is a decrease of 3% compared to a year earlier. Non-resident foreigners bought 12% fewer homes in the same period than in the first half of 2022.
In the first half of 2023, the British were the largest group of home buyers in Spain. They bought 6,498 homes, which is 9.6% of the total number of transactions. Germans (5,519 homes) and Moroccans (4,931 homes) followed closely. French (4,926 homes) and Romanians (4,336 homes) were the fourth and fifth largest groups of buyers. Belgians bought a total of 3,564 homes in Spain in the first six months of this year. In the case of the Dutch, this amounted to 3,296 homes in Spain in the first half of the year.
In the first half of 2023, home sales by foreigners in Spain fell compared to a year earlier. This was the first time in two years. The most significant declines were seen among Germans, British, Romanians, French and Moroccans. Only Russians, Ukrainians, Americans, Chinese and other non-EU citizens had a positive development.
Valencian Community:
There are several changes in the housing market, more homes are currently being sold in the Valencia Region, including Alicante, Pinoso falls in Catalonia or Madrid.
In the first seven months of the year, almost 60,000 homes were sold in the Valencian community, a figure surpassed only by Andalusia, according to the INE.
The Valencian Community has a strong presence on the housing market. In just two years, the region has risen two places in the ranking of the autonomous areas with the most homes sold in Spain, the Valencian community has overtaken Catalonia and Madrid in the ranking.
According to data from INE, in the first seven months of the year 2023, according to housing market statistics, the Valencian community 59.917 transfers have been made, both new construction and existing homes, a figure surpassed only by Andalusia (with 74,136 homes) and representing 16.4% of the entire region.
